Île de Ré is unquestionably one of the pearls of the French coastline. Facing the historic port of La Rochelle and connected to the mainland by a bridge since 1988, it has made discretion one of its hallmarks. Property prices can reach great heights in its most fashionable villages, but without ostentation.
By BARNES International
The widespread adoption of remote working has convinced many summer-season regulars that Île de Ré can be savoured all year round. The clientele is essentially French, largely made up of Parisians and buyers from northern France. Foreign clients are present on the island in cycles, with regular demand from Belgian and Dutch buyers, who can easily reach it via the A1 motorway, as well as Germans to a lesser extent. American clients, who showed interest in 2022/2023, are however no longer present in 2026.
Investing on Île de Ré is an opportunity in itself. There are few properties on offer, and therefore few lucky buyers. There has never been a real downturn in the market, but 2025 and the first half of 2026 were marked by low sales volumes, particularly for small houses (around 150 m²). The BARNES Île de Ré office notes, however, that houses of 200 m² and more, sold between 2 and 3 million euros (or more for exceptional properties), retain their power of attraction given their scarcity. Whatever the price level, buyers favour easy-to-live-in, maintenance-free houses with full home automation allowing them to be managed remotely.
