The Basque Coast showed strong appeal in 2025, despite a market rebalancing after several years of sharp growth.

From Biarritz to Hossegor via Saint-Jean-de-Luz, the Basque coastline seduces with a unique living environment combining seaside elegance, authenticity and cultural dynamism. Biarritz retains a strong international image, while Saint-Jean-de-Luz attracts a more family-oriented clientele. Hossegor, for its part, cultivates a sporty, natural art de vivre, between lake, forest and ocean.

The property market is proving solid: in Biarritz, prices average €14,000/m² for houses and apartments, with peaks of €40,000/m² for exceptional properties with sea views. In Saint-Jean-de-Luz, values range between €11,000 and €22,000/m², while Hossegor stands at around €12,000/m² for houses.

Demand is concentrated on seafront villas, family houses and renovated properties. The clientele remains predominantly French, from the South-West and the Paris region, but BARNES Biarritz has seen international buyers return since 2025, now representing 10 to 15% of clients. These are notably German, Swiss and Belgian buyers, with the notable arrival of enquiries from Americans and Ukrainians.
