Driven by its demographic appeal and living environment, Bordeaux confirms in 2026 its status as a prized metropolis, despite a market that has become more demanding.

The Bordeaux market, like the French property market as a whole, is influenced by the international context. It had picked up again at the end of 2024 and during the first half of 2025. But global uncertainty — following the announcements of American tariffs, then the war in Iran, as well as uncertainty over interest rates and fears of a banking freeze — cooled a good number of buyers. The Bordeaux market nonetheless remains solid, driven by its legendary quality of life, the ease of access by car, train or plane, the excellence of its universities and a dynamic start-up ecosystem that make it relatively resilient to international upheavals.

Nevertheless, prices continue to come down and are returning to pre-Covid-19 levels. Buyers, who are present on the market, do not hesitate to negotiate prices if they are too ambitious; decision-making times are lengthening. In the prestige segment, global instability works in France's favour: Bordeaux property continues to be perceived as a safe haven, and luxury real estate approaches the second half of 2026 as a selective rebound market, still driven by strong international demand.
