From Aix-en-Provence to the Alpilles, via the Luberon, Marseille and the Var coastline, the Provençal market has been driven since 2024 by French and international clients with substantial budgets.

Provence, the Price of Authenticity

At the heart of the Aix-Marseille metropolis, Aix-en-Provence embodies timeless elegance. A university, judicial and cultural city, it seduces with its heritage and its dynamism. The Cours Mirabeau and Mazarin districts and the area around Sainte-Victoire concentrate demand, with prices reaching €12,000/m² for exceptional properties.

In the Luberon and the Alpilles, the appeal rests on the authenticity of the landscapes and the buildings. The golden triangle of Gordes-Bonnieux-Ménerbes, along with Saint-Rémy-de-Provence and Eygalières, attracts an international clientele in search of mas and character properties, between 1.5 and more than 5 million euros. Demand focuses on renovated properties, perfectly located and offering unobstructed views in a preserved environment.

On the coast, Marseille, Cassis, Sanary and Le Lavandou make up another face of Provence. Properties with sea views, terraces or gardens dominate demand, particularly in the Roucas-Blanc district of Marseille and on the Cassis peninsula. Prices reach up to €20,000/m², and even more for the rarest properties.
