Three distinct segments for BARNES

Driven by the return of international buyers and a gradual stabilisation of prices, the Parisian luxury property market nonetheless remains marked by strong segmentation according to property type and arrondissement.

"May 2026 was one of the best months we have ever had in central Paris! It now remains to be seen whether this is a catch-up effect after a long period of wait-and-see, or whether it marks a real improvement in the market," says Richard Tzipine, Managing Director of BARNES. Comparing May 2025 with May 2026, the BARNES Paris offices recorded a marked increase in activity, stable in terms of number of sales and up +10% in turnover. A trend that will need to be consolidated in the months ahead, since over the first five months of the year (January to May), activity was down -10% in volume and -9% in turnover compared with the same period in 2025. "On the Left Bank as on the Right Bank, one observation is clear: sales are being driven by the most exclusive properties, those offered above 3 million euros. In this segment, our activity saw its volume rise by 54% in the first half of 2026!" adds Richard Tzipine.

The premium Paris market is now structured into three distinct segments for BARNES

  • Quality real estate, below 3 million euros, averaging around €14,140/m².
  • The high-end segment, between 3 and 5 million euros, averaging approximately €20,150/m².
  • The prestige segment, above 5 million euros, averaging €27,500/m² but capable of reaching peaks of over €50,000/m² for certain exceptional properties.
